TUCSON, AZ — A tired east side office building is getting a second life, and it's bringing new Tucson jobs with it. Bourn Companies has signed its first two tenants at The Works, its mixed-use redevelopment in the Gateway Center district near Speedway and Kolb: coworking brand Kiln and hometown craft beer bar Tap & Bottle.
Coworking upstairs, craft beer downstairs, a courtyard on The Loop, and a target opening in the first quarter of 2027.

From Office Building to East Side Hangout
The Works is a former office building that Bourn is rebuilding into a place to work, eat, drink and hang out. Plans call for flexible workspace, food and drink, entertainment, outdoor patios and a central courtyard with a direct connection to The Chuck Huckelberry Loop, so cyclists and walkers on the trail can roll right in.
Bourn announced the first two leases on September 11. McKay Stevens, Bourn's commercial development principal, said the goal is creating a destination rather than simply redeveloping a building, with tenants chosen to keep people around from morning coffee to evening pints.

Kiln Brings Its First Tucson Coworking Space
Kiln is taking roughly 26,000 square feet, the building's entire second floor, for its first Tucson location. The company runs hospitality-style workplaces with private offices, coworking desks, meeting and event rooms, professional programming and wellness offerings, aimed at everyone from solo freelancers to established teams.
For Tucson's growing crowd of remote and hybrid workers, that's a new east side option for getting out of the spare bedroom. Kiln says it expects to open in early 2027, and its waitlist is open now at kiln.com.
Tap & Bottle Heads East
Tap & Bottle has been a Tucson craft beer staple since co-owners Rebecca and Scott Safford opened the original bar and bottle shop on North Sixth Avenue downtown in 2013. They added Tap & Bottle North near Oracle and Ina in 2017. The Works would give the brand a true east side home.
The new location will take ground-floor space with indoor and outdoor seating built around the courtyard, pairing a rotating tap list and bottle shop with the gathering-spot feel regulars already know.
